Roof Leak Repair in Medford Lakes, NJ

Under heavy tree cover a leak is rarely where it appears, because debris moves water sideways long before it finds a way in.

The stain and the opening are never in line

Water that gets past a covering runs the upper face of the sheathing, picks up a rafter, follows it down, crosses a joist and leaves only where a seam lets it. Two or three feet of lateral travel is unremarkable. Under tree cover it is often further, because needles and leaf litter dam the valleys and push water across the slope before it ever gets in.

How it is found

  • Underneath first

Darkened boards, rusted nail points and tide lines on the rafters all read uphill towards the opening.

  • The usual junctions

Stacks, valleys, the step detail where a roof meets a wall, and chimney metal between them account for most of it.

  • Debris dams

Valleys and dead corners packed with needles, which hold water against the courses until it finds a way under them.

  • Hose testing

If nothing shows from beneath, the slope is wetted in sections working upward until the stain comes back.

  • Recorded as found

You see the opening as we met it, in a photograph, not in a description written afterwards.

And then

A small opening gets closed during the same visit when the materials are aboard. Anything larger returns as an itemised repair. Should the trouble prove to be the opening act of a covering that has run its course, you will hear that said plainly rather than be sold a patch this month and a roof in spring.
